A CAM is a licensed individual that works on behalf of your association's Board of Directors. Some of their duties include, but are not limited to: ensuring enforcement of the association's Governing documents, maintaining and adhering to a budget to ensure the proper distribution of association funds, interacting with vendors, overseeing maintenance projects, property inspections, attending association meetings and supplying minutes for those meetings (when applicable), handling homeowner issues, and more. Why do I pay dues? What do my dues cover?
The association budgets it’s funds for the year based on this income, per lot/unit, per year. These fees cover a wide verity of things, including, but not limited to, the maintenance of the common areas, beautification & maintenance, improvements, etc. Your Board of Directors works closely with Management to ensure that all association fees are properly collected and that they are diligently delegated to your association to ensure and increase your property values and desirability of your association.
